The DFW market, honestly

Dallas–Fort Worth runs on growth. A steady stream of company headquarters and expansions has pulled hundreds of thousands of new residents into the northern suburbs in particular, and the result is a market defined by new construction, relocation buyers, and genuine competition for well-priced homes. In that environment, a pre-approval that actually holds up and a lender who can close fast are worth more than a teaser rate that falls apart under contract.

As a Dallas mortgage broker we shop many wholesale lenders rather than selling one bank's product, which lets us fit the file to the buyer: the out-of-state relocation on a corporate timeline, the jumbo purchase in Southlake or the Park Cities, the move-up family in Frisco, or the first-time buyer stretching into a starter home. Different files, different lenders, and we know which is which.

Relocation buyers

So much of DFW demand is people moving in from higher-cost states, and relocation files have their own wrinkles: new-job offer letters, equity compensation, RSUs, a home still to sell in another market, or a corporate relocation package. National call-center lenders often stumble on exactly these details. We know how to document a new-job start, structure around a departing residence, and keep a relocation purchase moving so you can close around your move date, not fight your lender through it.

New construction in the northern suburbs

Frisco, Plano, McKinney, Prosper, Celina, Allen, and the Denton County boomtowns have been among the most active new-construction markets in America. Builder financing is convenient and often comes with incentives, but the incentive is usually tied to using the builder's lender, and the loan itself may not be the best deal once you compare full cost. We price your loan against the builder's offer, incentive included, so you can see the true difference, and we manage the extended rate locks new construction frequently requires.

Property taxes and PID districts

Texas has no state income tax, and DFW carries the high property taxes that come with that. Rates vary widely across the region's many cities and school districts, and newer master-planned communities sometimes add a Public Improvement District (PID) assessment to fund infrastructure, which raises the effective payment. We build a realistic, homesteaded tax figure into your qualification, and flag any PID, so your Dallas mortgage payment reflects the real cost rather than a base rate that understates it.

Jumbo across the Metroplex

The Park Cities, Southlake, Westlake, Preston Hollow, and much of the higher-end suburban market sit in jumbo territory, where pricing and guidelines differ meaningfully between lenders. We price jumbo scenarios across multiple lenders, including options with lighter documentation and reserve requirements for strong borrowers, so a high-value DFW purchase gets competitive terms instead of one bank's take-it-or-leave-it.

Where we help across DFW

Dallas County: Dallas, the Park Cities, Preston Hollow, Lakewood, Richardson, and Garland. Collin County: Plano, Frisco, McKinney, Allen, Prosper, and Celina. Denton County: Denton, Little Elm, Flower Mound, and the Lewisville corridor. Tarrant County: Fort Worth, Southlake, Keller, Grapevine, and Arlington.

Whether it is a first home in McKinney, a new build in Celina, a jumbo purchase in Southlake, or a relocation into Frisco, the right loan and lender differ for each, and comparing them is what we do.

Dallas mortgage FAQ

What are today's Dallas mortgage rates?
The rates above are live from our pricing engine for a sample DFW scenario. Your rate depends on your credit, down payment, program, and property, so price your own numbers in the calculator with no credit pull.
Can you handle an out-of-state relocation to DFW?
Yes, it is a specialty. We document new-job offers and start dates, work with equity compensation and RSUs, structure around a home you still need to sell, and keep the purchase on your move timeline rather than fighting a call-center lender.
Should I use the builder's lender in Frisco or Plano?
Compare first. Builder incentives are usually tied to their lender, but the loan is not always the best deal. We price your loan against the builder's offer, incentive included, and handle new-construction timing and extended rate locks.
What is a PID and how does it affect my payment?
A Public Improvement District adds an assessment on top of base property taxes to fund infrastructure, sometimes found in newer master-planned communities. It raises your effective payment, so we flag it and build a realistic figure into your qualification.
Do you offer jumbo loans in the Park Cities and Southlake?
Yes. We price jumbo across multiple lenders, including options with lighter documentation and reserve requirements for strong borrowers, so a high-value DFW purchase gets competitive terms.
