The single biggest myth in home buying is that you need 20% down. You don't. First-time buyers routinely purchase with as little as 3% down on a conventional loan or 3.5% on an FHA loan, and in many cases the down payment can come from a gift or a down payment assistance program. Eligible veterans and service members can often buy with nothing down at all through a VA loan.

"First-time buyer" also doesn't always mean you've literally never owned a home. Many programs define it as not having owned in the last three years, which reopens the door for people getting back into ownership.

How much do I really need for a down payment?
Often far less than 20%. Conventional loans start at 3% down, FHA at 3.5%, and VA can be zero down for eligible buyers. Down payment assistance may reduce it further.
Do I have to be a literal first-time buyer?
Not always. Many programs define first-time buyer as not having owned a home in the past three years, so people returning to ownership often still qualify.
Can my down payment be a gift?
Yes, on most first-time-buyer-friendly programs the down payment can come partly or entirely from a documented gift, typically from family.
What credit score do I need to buy my first home?
It depends on the program. FHA can work in the 500s to low 600s, conventional generally from 620. We'll tell you where you stand and how to improve it if needed.
