What is a VA loan?

A VA loan is a mortgage guaranteed by the U.S. Department of Veterans Affairs and available to those who've served. Because the VA backs a portion of the loan, lenders can offer terms no other program matches: you can finance up to 100% of the purchase price with nothing down, and you'll never pay the monthly mortgage insurance that conventional and FHA borrowers do. For most eligible buyers, that combination makes VA the clear winner.

The VA funding fee

Because there's no monthly mortgage insurance, the VA charges a one-time funding fee that helps keep the program running for future service members. For a first-use purchase with no money down, the fee is 2.3% of the loan amount. Put some money down and it drops, to 1.65% at 5% down and 1.40% at 10% down. The fee is usually rolled into the loan rather than paid in cash at closing.

Importantly, many veterans are exempt from the funding fee entirely, including those receiving compensation for a service-connected disability. If that's you, we'll make sure the exemption is applied so you're not charged a dollar you don't owe.

VA vs. conventional and FHA

For eligible borrowers, VA usually beats both. It's the only mainstream program combining zero down with no monthly mortgage insurance, and its rates are typically competitive. The main reasons to compare against conventional are specific situations, like buying a non-primary property, which VA doesn't cover, or wanting to preserve entitlement.
