What is a jumbo loan?

A jumbo loan is simply a mortgage that exceeds the conforming loan limit set each year by the Federal Housing Finance Agency, which for 2026 is $832,750 for a one-unit home in most areas (higher in some high-cost counties). Because these loans are too large to be sold to Fannie Mae or Freddie Mac, they're funded by investors with their own guidelines, so terms and pricing vary more from lender to lender than they do on a conforming loan.
