The Los Angeles market, honestly

LA is not one market, it is dozens stitched together: the Westside and the beach cities, the hills and the Valley, Downtown and the eastside, the South Bay and the gateway cities, each with its own price ceiling and character. What ties them together is cost. Even entry-level neighborhoods carry prices that put most buyers into jumbo loans, and the region's economy, entertainment, small business, gig and freelance work, produces income that traditional underwriting handles badly.

Los Angeles has a deep rental and small-multifamily market, and investors here often do better qualifying on the property than on personal income. A DSCR loan qualifies an investment property on its rent rather than your tax returns, which suits both new and experienced investors.
