St. Petersburg has changed a lot in the last decade. Downtown filled in with new condos and restaurants, the Old Northeast and Kenwood bungalows became some of the most sought-after homes in the county, and the beaches kept doing what they always do. Prices climbed hard through the boom and have since settled into something steadier. What has really reshaped affordability here is not the sticker price so much as the cost of owning: insurance, and for condos, reserves. A pre-approval that ignores those two things is a pre-approval that falls apart at closing.
