Florida now requires milestone structural inspections and structural integrity reserve studies for many older and coastal buildings, and associations have to fund reserves accordingly. That can mean special assessments, and it directly affects whether a lender will finance a unit. Some buildings are warrantable, some are not, and a single bank will simply decline the ones outside its box. It is not all cost. Florida has no state income tax, and if the home is your primary residence you can claim the homestead exemption, which lowers your taxable value, plus the Save Our Homes cap that limits how fast your assessed value can rise each year. If you are moving within Florida, you may be able to port that built-up benefit to your new home. These do not lower your loan, but they meaningfully lower the tax portion of your monthly payment, and we factor a realistic homesteaded number into your estimate.
