Property taxes are the Texas story

Texas has no state income tax, and that is a real advantage, but it is funded in part by some of the highest property taxes in the country. On a Texas home, the tax line can rival or exceed insurance, and it is the number out-of-state buyers most often underestimate. MUD, PID, and special districts

A lot of newer Texas subdivisions, especially in the Houston, Austin, and Dallas suburbs, sit inside a Municipal Utility District (MUD) or Public Improvement District (PID) that adds its own tax or assessment to fund roads, water, and infrastructure. These can meaningfully raise the effective tax rate above the base county number, and they are easy to miss when you are comparing homes. We help you spot them before you are under contract so the payment math is honest.

Texas cash-out rules are different

Texas is unusual: its constitution places special limits on home equity borrowing on a primary residence, often called Section 50(a)(6) loans. Among other things, total borrowing against a Texas homestead is generally capped at 80% of the home's value, there are specific disclosure and timing requirements, and once a loan is treated as a Texas cash-out it carries rules going forward. If you are refinancing or pulling equity from a Texas home, this matters, and getting it structured correctly is exactly where an experienced Texas broker earns their fee.
